All real estate agents will recognize the phrase, time is of the essence. In a purchase and sale contract, simply put, parties may not drag their feet in attending to the numerous clauses in the contract. This clause, which is inserted into most real estate contracts, forces each party to perform the way they are expected to perform under the terms of the contract. All deadlines must be met.

Yes, time is of the essence, and you would be well advised to position yourself as best as you can. Don’t depend on buyers coming to you! As an ABR, I still continued as a listing agent. As an active listing agent, I still worked with buyers as an ABR. The formula for success in this industry is to be competent and to work honestly and with integrity in serving both buyers and sellers. Even if you decide to only work one party, time is of the essence even more. You will need to become a specialist at your craft. Find some designations that interest you and go after them! Validate yourself as a specialist who has taken the time to become educated. Consumers will begin recognizing that and you will be the recipient of personal referrals based on your knowledge.
