How To Be An Awful Realtor (Home Inspector’s Point-of-View)

Here’s my top 10 list of what I have experienced from less than perfect agents:

  1.        No show, forgot about the appointment.
  2.        Away on vacation, passed it on to another associate who did not get the sticky note.
  3.        Late. Sure they know about the inspection but their time is money and my time not so much.
  4.        Can’t find the lockbox, doesn’t know the combination.
  5.        No keys to the locked-off suite or garage or the padlock on the door to the crawl space. 
  6.        Pets not contained or not aware of. Cat wants to escape. Dog wants a piece of me.
  7.        Tenant knows nothing about it and wants 24 hours’ notice when I arrive.
  8.        Asks if I can be done in an hour as they have another appointment across town.
  9.        Cautions me with stories of other inspectors who soured their deals.
  10.        Realtor went to the wrong address to open up the property. Really!

I can assure you that every one of thoses situations have happened to me. It makes me wonder if the agent is loose in one aspect of the transaction, then are they really serving the client's best interests?  However I do meet a lot of great agents, and let me say it's a pleasure to deal with the pros in the business.
