The 2nd quarter of 2016 saw a dramatic uptick in activity for the Anthem Parkside real estate market. Home sales were up 54% over the 1st quarter of 2016, just about the same as last year. The average sale price also rose significantly from the 1st quarter and 10% year over year. The average price per square foot increased a more modest 2% over the 1st quarter and 6% year over year, keeping up the overall upward trend in Parkside. The average days on market is down 4% year over year and the inventory of homes on the market is at 2.53 month’s supply, signifying a modest seller’s market. Continuing our years long trend, the 12 month moving average, $274,458 is up 4% from last year. The number of homes currently on the market is 118, 15% more than last year. And the number of homes currently under contract in the Parkside is 77, up 5% from last year.
