Today my buyer clients closed on this house at 9509 Crawford Evanston IL 60203. This 60203 zip code of Evanston IL is known as SkEvanston a name made up by combining Skokie IL and Evanston IL and you 
have a small area of town that some people do not know about but if you have followed my blogs in the past you can read about Skevanston and the history of this great location.
Some people think I am kidding when I tell them about "Skevanston" others know about the extra zip code offered in Evanston. Without going into lots of detail you get the Skokie Taxes but the Evanston school district and that could be a make it or break it factor for people wanting to get the most bang for the buck in house values and stretching value to find a truly wonderful neighborhood that satisfies many people and helps them find the perfect home like with my clients shown smiling in front of their new home today after we finished the final walk through and before we went to Chicago Title to close the transaction.
These people were really happy when I told them about this option, they have two children about to enter school and that was 100% what was in mind for this move. SKEVANSTON
They had a Realtor who did not know the neighborhoods well (it is sad when the client knows more than you do and it creates deep frustration) and felt uncomfortable with the situation. They called me frantic on a Friday evening about 2 months ago when they had found out their Realtor was going on vacation and passed them on to a co-worker who neglected to call them back for some weekend showings, the only time the whole family could get together and view properties. I then suggested a look in zip code 60203 or as known to locals as Skevanston.
It turned out that they were on the last leg of time (and frustration) before they would have to sign yet another year lease on a condo they did not like that was way over priced. Evanston is known as a rent trap for people stuck in this situation and it is not uncommon to get nailed with rents around $3k a month and you are throwing your money away. These people were stuck in the student loan scene. With $150k in debts the payments look like a huge drag with rent added.
I will stop as I am no hero. It was all timing. I got this deal closed with 2 days left in August before they were stuck with yet another wasted year in the life. We paid $356k for this 3 bedroom and two and a half bath house in Skevanston. They call it a Colonial and I have my doubts on that but it is a two story house with a 1 car garage and two fireplaces and a finished basement, built in 1951.
The backyard is really nice and they folks are really happy. The wife have gave me a huge hug and said thank you as we left the closing and they had keys in hand.
