What to expect from and FHA Appraiser

Due to the more strict lender's guidelines, FHA loans are on demand. FHA loans can be obtain with less credit scores and lower down payments. However, the house condition has to meet minimum FHA standards. Lenders will hire a HUD Approved Real Estate Appraiser to determine if the home to buy meets minimum FHA standards. Therefore, it is very important that Buyers do not purchase a house alone and hire a REALTOR that is familiar with FHA requirements. Using a Realtor that is not familiar with the FHA requirements can cause closing delays and lost of money. If the Buyer's Realtor cannot determine what are the possible problems of a property before the offer is written, it would be too late and the Buyer will not know about any problems until the FHA appraisal has been completed. Typically in the loan process, the appraisal is ordered very close to the closing date. If the appraiser finds negative conditions, the loan cannot close until these conditions are satisfied. FHA appraisal conditions are based on safety, significant repairs, functional and external influences on the property. If these conditions cannot be satisfied, the buyer could loose the earnest money, appraisal fee ($375-$500) and time. If you are planning to purchase a home in the near future, you might be needing an FHA loan. FHA loans are great. All you need is a good Realtor with FHA experience.
