90 Day Look Back for Market Activity 

Activity over the last 90 days is a good indicator to use to see the health of the market.  I think that a property that has been on the market for over 90 days typically has some problems with Price, Condition or Location or a combination of all the above.  The sellers reason for listing the property can be combined with the BIG three.  There have been 23 Properties listed in Watercolor, Fl.  over the last 90 days.  This is definitely a good sign.  The average price per square foot for these properties is $555.00.  In this same period, five listings have gone pending, again at an average price per square foot of $574.00.  In this same period, 26 listing have closed at a price per square foot of $481.00.  

Watercolor is a very unique subdivision here along scenic highway 30A.  It is primarily a vacation destination with great amenities, a four star resort.  There are also a fairly large number of second home owners and some full time residents sprinkled in for good measure.

sounds like if the listing prices were to drop closer to the selling prices, your DoM would start coming into a reliable timeframe and move these homes.
