Within the past month I have actively pursued buyer leads in my local area. However, everyone one of these consumers kept referencing the need to call the listing agent. I introduced myself “Hi, I am Jeffrey Peters, it is very nice to meet you. I provide buyer representation such as yourself that will provide you with the best market position in price negotiation, home inspections, and property disclosure.” However, after five and ten mins into the showing the consumer continues to talk about how they have tried to get in contact with the listing agent.
I reiterate the need to provide buyer representation and how the listing agent will not necessarily be in their best interest to provide representation. After the listing I ask them if they have other properties they would be interested to see; and once again they will state that they will call the listing agent for those houses. I am not sure if I am not coming across to deliver the need for buyer representation. This has happened the entire month, and I have experienced with one of my listings how easy it is to get buyers to call the listing agent. In addition, it appears that qualified buyers are not aware of the value of full buyer representation.
Typically, consumers are reluctant to even sign a buyer representation agreement upfront from my experience. I offer my buyers full property disclose in which I visit the county records to retrieve copies of deeds, survey’s, plats, HOA’s etc. Once the consumer is ready to make an offer on a property I even provide them with a copy of the house fax for the subject property. I value my buyers in a professional manner and treat them as I would like to be treated. Providing full buyer representation, and educating the consumer that they need buyer representation seems to be a struggle within the current real estate market.
