Buying a Home Means Waiting Until Closing or....
It is always interesting when buyers ask can I get into the house to install carpet, paint walls and start ripping out the kitchen prior to closing. No is always my answer but many real estate agents let their clients do it. Unfortunately, for you the home buyer I actually work to protect your interests and your monies. So the answer continues to be NO.
I know the feeling of 'ants in the pants' enthusiasm when buying a house. We have all been there as home buyers and have the same excitement but we waited until after closing time. Now why would a reputable real estate agent in the RI market tell you that?
- anything you do prior to closing, even though allowed by the sellers, is a risk to you. Last minute happenings can prevent a closing from happening and who do you think is returning those monies you invested already? Not the seller.
- domino of closings that have one party allowing improvements to a home before closing then start the chain reaction. Do not let anyone do it to the home you own and do not do it to the one you are buying. Lawsuits can follow if damage happens to property no matter whose fault it is or not.
- it is not your house yet! be respectful of homeowners and putting your agent in the middle of what would be a difficult situation.
- your real estate attorney will lose it on you! What are you thinking he/she will say to you.
You get the point that waiting a bit longer to get in and do the updates, paint, restoration just needs to wait until the deed is recorded. In RI coastal real estate that is my stance for my buyers and sellers because it is all about protecting them and their monies.
As a new buyer keep that paintbrush in its wrapping a bit longer.
