1. Stay away from negative people. This may be the best piece of advice you will ever get. I still recall my first six months, I never saw, heard or smelled a negative person, actually I may have been too ignorant to know what a negative person was. At the end of the first six months I had listed and sold homes representing buyers and sellers and I had successfully closed 12 transactions, and for the next 27 years maintained an average a little above that.

2. Having a smile to offer prior to offering your hand to shake will never be rejected. There is not enough of this going on in the world. Too many unhappy people or if they are happy they are doing an excellent job of hiding it.

3. The more people I talk with every day, the more chances I will have to find a buyer or seller.

4. Following up is critical, after all you have a lead! One way to always end that conversation is: When should I call you back? And no matter what they say or how they say it call them back in one half of the time that they suggested.

5. Mailing hand written thank you notes are powerful. Mainly because no one else is doing it.

6. Communicate weekly not weakly once you have a client. Lack of communications is the #1 complaint about Realtors according to NAR.

7. Keep your name in front of everyone you know at least every 30 days.

8. No matter what happens, always remain honest as the day is long.
