What would you say if I told you you could buy a like-new, 3,000 square foot home in NW Albuquerque's Ventana Ranch West neighborhood with brazilian Koa wood floors, granite countertops, refrigerated air and a $40,000 PV (solar) system for under $300,000? Would you think I was crazy?
Well that's probably what one lucky buyer was thinking when they bought 8108 Pony Hills Pl NW. And now, while they're sitting in their nicely cooled home (with really low and sometimes non-existent PNM bills), they're laughing quietly to themselves.
I'm really surprised this one made it 30 days on the market becuase of how wonderfully it showed. It just goes to show, there are still some pretty good deals on homes in Ventana Ranch West.
Home Sales Are Up in Ventana Ranch West
The homes in Ventana Ranch West were built at the peak of the housing market in Albuquerque, so when the real estate bubble burst, there were some upside-down homeowners who lost their homes to foreclosure. Others sold their houses as short sales. The market was slow back in those days in all parts of town.
But times have changed, and home sales are brisk in all areas of NW Albuquerque. In fact prices are headed up, and something like 5% per year appreciation is being predicted. Homes in the area that are priced right and in great condition are selling quickly.
Ventana Ranch West has a lot to offer home buyers including a very large park, wide walking/jogging trails throught the neighborhoos, and super desirable schools including Tierra Antigua Elementary School, LBJ Middle School and Volcano Vista High School.

Virtually all of the homes in the neighborhood were built by either Pulte or DR Horton. Construction began in about 2006 and continued into 2009 if my memoery is correct. DR Horton offered larger homes and more varied floorplans whereas Pulte offered smaller homes with nicer standard features including upgraded tile and upgrade plumbing and light fixtures.
