Don't Consult Yourself Right Out Of A Sale

 

We hear the debate all the time...."I'm not a salesman, I'm a consultant." It's simple semantics. The term "salesman" has become a negative term over the years, I understand, even though I love that title. 

To me a professional salesman is someone who sees opportunities to help a client and a service come together. It's not about tricking or forcing anyone to do something they don't want to do. In theory....even the car salesman who is doing his job well is helpful. 

Do you normally just go to a car lot if you haven't already determined that you might like to own a Honda, Nissan, Chevy, Ford? I'm sure there are a few who do (like my ex-husband who LOVES cars) but most will not spend their precious free time swatting away car salesman unless they have a goal. 

Think about the best experience you've ever had or observed in buying something. Could be a knowledgeable lender who worked into the evening to help a client, or a cell phone customer service rep who spent time on the phone to piece together the right plan...what if that person greeted you on the lot? 

It's not the name, it's the attitude. 

I recently purchased a car for my son. I noticed that all the business cards had funky new titles: Fleet Value Specialist, New Inventory Manager. I asked one of them what it even meant, they couldn't tell me, guess "sales associate" was a bad idea. The Honda card said "Helpful Honda Associate." Ok...that one was helpful.

That Honda salesman could have had the word "salesman" on his card and I still would have bought the car through him. He had already earned the business by his actions. He was knowledgeable and moved me through the process to the sale and close seamlessly. I wanted the car!! I needed someone to help me move to that point. Certainly, if the price or terms were not good, I wouldn't have bought, but they were and he facilitated it. 

We do our clients no favors by allowing them to pass on a great house, deal or offer. We do our job when we recognize the buying signals and help move our clients through the process. 

I just handed the keys of a home to a couple who had been "consulted" out of the sale a year before. Thankfully, this home came back on the market due to a relocation. They called me from a blog post (thank you Active Rain) and we went to see the home. We closed last Thursday. 

The agent they had the year before gave them lots of information, but never suggested they make an offer, until it was too late. They didn't make that mistake again. They still had his card...sure enough, it said "Real Estate Consultant." 

They had been dreaming about this home ever since, and Thursday it became theirs. The other agent had almost consulted them out of their dream home.

Nothing wrong with being a salesperson but it helps if your 'helpful' like the Honda guy .

This is a very timely post, Karen Fiddler, Broker/Owner ! I have a listing and there is an agent who I feel is consulting her clients right out of buying the house. I can tell they very much want it, yet her personal objections appear to be getting in the way. I have a feeling the buyers will dream of this house if they don't end up getting it, but I am on the other end and can't talk to them directly. We can consult and guide, but we also need to remember that WE aren't the ones who are going to live there!

Sometimes we are too smart for our own good. I assumed a house here would not go a particular type of financing since several items failed on other sales in the past. I called the appraiser and he told me we are letting those items slide now.

We can consult them but as you say not just consult. I have had many buyer clients approach the house that was perfect for them and think it to death. That is when we earn our keep and encourage them to make an offer and come right out and tell them "this is the best place for you of the 23 houses we have seen" 

I am not pushy at all but am honest and as such tell them when they should act. Good post!

Popular subject of conversation here from time to time. As someone who has worn the term "Salesman" in various fields before entering Real Estate, I have no problem with it. I tell my clients, that I don't "sell them" I sell for them, their home, their offer, their terms.  My selling skills, experience and knowledge are used on behalf of my clients not on them.

Nice post, Karen - I like the story. Titles are silly. The first corporate officer title I ever had was after finishing a Management Training program at a major, prestigious money center bank in New York City: that title was Assistant Secretary - how silly and confusing is that? Next came Assistant Vice President and Vice President, which makes sense, but Assistant Secretary? Many top banks used that title for some reason.

I have had my employing brokers license for over 20 years, so I have not really had to deal with "salesman" on my business card.  But I have always viewed at real estate as a different "commodity" if you will.  I have always believed that you can't sell a house, the house always sells itself.  If a buyer doesn't like a hoouse, it doesn't matter what sale trick I try to use, they are not going to buy the house.  I am there to help them find their perfect home,  fill out the legal binding real estate contract, negotiate the best terms for my client, facilitate through the entire transaction with my expertise and hopefully in the end they are happy with the services I have provided.  So to me, I feel I am offering services and not selling something.

Karen,  if we don't sell them, we "help them buy".  I've never tried the hard sell approach, but once they tell me that "This is the one!" I make it happen.

Super post and congrats on it being featured! Reminds me of a story my 91 yr old dad (with a HS education) told me 8 years ago when they moved into a very nice retirement community, where most of the residents were engineers, lawyers, doctors and so forth. One night in the dinning room, they were going around the table telling what they did and when it came time for my dad to say what he did, he said, I was a salesman. The response from the table was--well, you must have been a great one! Yup, he was and proud of it, too!

Karen: I started out being taught that we are "consultants" because whenever someone thinks of a salesperson as you noted above, they think of used, not even new car salespeople. The greatest thing I have received from coaching was acknowledging we are salepeople and being the best we can be. When you think of it, everyone whether in business or being social,  is in the sales business.  Even just  wanting to be liked....is all about sales.
