A Change of Seasons for Real Estate
The leaves are starting to fall. The temperatures have dipped below ninety. The stores are filled with mums and pansies. It's football season and tailgating time once again. As summer fades, the children are back in school and the memories of your beach vacation are already just a pleasant smile. Now that your routine gets back to normal, thoughts of a new home start to come to mind again.
Well, you are in luck, because September and October are some of the best months to list your home for sale. Of course, everyone tells you it's best to attempt selling your home in the spring. April and may are certainly the busiest months for real estate, for sellers and buyers. But the fall, just before the holidays can be equally successful. Now, when the holidays approach, the real estate market will slow to a crawl. I’ve seen it happen like clockwork over the last fifteen years I have been in real estate. About two weeks before Thanksgiving, the activity seems to dive off a cliff. That's not to say people don’t buy houses around the holidays. I have sold homes Christmas week and know agents that have sold on Christmas day.
So, should you list your home for sale now? I say "jump on it". There is still a shortage of inventory in areas of Greensboro, High Point, Summerfield, Oak Ridge and surrounding areas. Interest rates are still at historic lows. Who knows what the future will bring? The presidential election, world events, bad weather and even higher consumer confidence may boost interest rates. Is it worth taking a chance by waiting until spring?
Call a REALTOR, to learn the true, current market value of your home. You just might be pleasantly surprised. Please, don't go by online estimates or tax values, which likely have no bearing on your home’s value. A Realtor can also help you get your home in "marketable" condition. Staging a home is more important than ever. September is already here and will be gone before you know it.
Act quickly. I think you will be pleasantly surprised at the results of listing your home now.
