Why do Agents recommend you clear the "extras" from your home before selling?

There are numerous reasons but the ONE MAIN reason is that it makes the potential buyer feel smothered and uncomfortable.  Have you ever walked into a house littered with toys in the living room?  Not only do you feel like the kids rule the roost but you feel like there is no living space in this home for the adults. A house with a bunch of clutter gives gives off a negative vibe. Plus, it makes the place seem smaller.  

         

If you walk into a house with tons of stuff on the kitchen countertops it makes you feel somewhat claustrophobic and cramped.  And you wonder if there is any storage in the kitchen.

Family  pictures distract buyers from seeing the house as "Theirs".  While those photos are treasured in your family they hold no memories for a buyer and while on the wall they remind the buyer that this is not their house.

Another thing that can distract is outdated items.  As much as an outdated bath or kitchen can distract outdated accessories do also.  We once had a realtor open house in a nice home with a beautiful pool, shuffle board court, BBQ area and the comments the realtors made spoke to the artificial flower arrangements, the crocheted framed pieces and the wooden craft items on the walls.   Ya know stuff from the 80s.  While that is great for the current owners, it may turn off the younger generation who is looking for their type of hip and cool.  Same with paint colors and themed bedrooms.  Buyers see it as work to fix.   While many say it's only paint and we as Realtors will say that to clients the fact remains if they have boys and don't like your purple girly bedroom it still is work to be done either before they move in or after they move in.  And any work that needs to be done is something that triggers a response in buyers to lower the  offer price to compensate for that work.

 

Pack up the extras.      Pack up the teddys.  

Emphasize the beautiful and appealing portions of the home:   Less is more.   Neutralize.

Make that home as neutral and spacious feeling as possible to get the best price offers so that you will be feeling this:

Great points, and I would add one other....

the last thing you want is for potential buyers to get the impression that the home has not been maintained. Dated and full of "stuff" translates into not taken care of.
