BRING a BUYER! 

Hello Wanda, when the market changes we all see new sides of agents.  During the crazy we had last 2 years, they were very inventive with their additional provisions to win a contract.  I always wonder how long some of the agents will last in this business.  Gotta be real, and honest!

I had a client in my car and he called a builder's phone number we had passed, it turned out to be another agent, who even when told my buyer had an agent who he was in the car with, proceeded to ask if he had signed a buyer agency contract. As the client said, it told me a lot about that agent.

Well I'd say that agent needs to be reported to your board for tortious interference with a listing agreement. He's GONE WAY PAST HIS BOUNDARIES!

Wanda- when times begin to get tough, then you know who comes crawling out of the woodwork. 

Hi Wanda... while I was reading this all I could think was "tortious interference." I'd be reporting this agent in a New York minute. 

I have seen people fall for a sales pitch like that only to fall flat on their faces and learn the hard way, it's sad.

"All they have to do is get out of the current listing agreement..."

If the agent in question is urging a homeowner of "get our of the existing listing contract", that agent seems to be in conflict with the REALTOR code of ethics.
