New Construction In Salt Lake County Continues to Boom

New Construction Homes:  Salt Lake County has been booming as a sellers market for almost two years now.  With the continued shortage of existing homes for buyers to choose from we have also seen a surge in new construction homes.   Buyers have struggled with finding a home to purchase even at the higher price points.  In years past buyers could give up on their desired location and still find a home they really like.  This year even that has been a struggle.

No matter what area or price point you are looking at inventory is low.  If you are one of the many buyers out there that are having a hard time finding a home you like, new construction might be your answer. Below are a few items to think about before you jump in to the new construction world.

The first step in this whole process is meeting with your lender to actually find out what your options are. Depending on the loan environment and options available you might not have the option of purchasing your land then building.  This type of loan is a different process and often qualification platform then purchasing existing or a builder home.  Please, please please do this step first.

Now that you know what your options are  Do you want to purchase the land and then hire your own professional builder?  If this is your preferred choice.  Please contact me to help find land that is available.  You may find land that needs to be rezoned. (this can take time) you might find land that needs an existing structure removed.  Maybe the land is outside of city limits and you will have to have special permits and planning for running utilities to your desired location.  Don't forget CCR's.  Does the subdivision have CCR's already in place?  Is the soil capable of the correct compaction, is the soil even suitable for building, does the survey show that the home you desire can even be built on that lot?  Zoning, do you have animals? Have you walked through an existing model home and fallen in love with that builder?  Big name builders that have the land purchased exclusively for their building needs/plans.  Beautiful, spotless homes that wow you the minute you step inside of them.  But wait, it's not that easy......  Did you know that the majority of builders what you see is not what you get.  The home you are walking through has had every upgrade possible or close to it.  The reality of what you would get for the price you are willing to spend might have a completely different look.  Make sure you call me before viewing model homes/new construction.  A lot of builders will not honor your agency with me if you go without me. You will not save money by only using the builders agent.  Remember they are working for the builder, not you.  You need someone to protect you in this process from start to finish.  Their contracts can be tricky, their down payment requirements and their lender incentives if you use their lender vs your own.  These are all areas that you must have proper representation for.

Everything from garages to air conditioning might be extras not included in their "package price."  You should expect the price to increase once you sit down and select your options, upgrades and actual wants for the home.  You'll want to make sure you monitor the process from the soil work to the finish work.
