Do Knots That May Cause Your Home Not Too Sell

When selling your home, it usually has its challenges, such as, preparing the property to show, selecting the proper realtor to sell your house, and timing the sale of your current property to correspond with your move into your new home.  Whatever your circumstances are, you need to have a smooth sale, and the sale occurs quickly.  In order for this to happen, there are few things you should consider not doing:

Taking your own photos -  Have professional photos taken and many homes should include a virtual tour.  Most home buyers are looking online first, which makes this is extremely important.  If the buyers are not impressed by the photos, they probably will not take the next step to tour your property.

Selling home yourself – Statistics indicate the most sellers use a realtor when selling their home, and more than 80% of buyers use a realtor when purchasing their home.  Using a realtor reduces your liability when either selling or buying real property.  Real estate agents are trained to use the correct forms and procedures for the transaction.

Over pricing home -  Best policy, do not argue with your real estate agent about the listing price that he recommends for your home.  Remember there a couple things that are irrelevant when listing you home: your current outstanding loan amount on the property, and refrain from using internet sites for market analysis, since many of them provide bogus results.  Finally, remember your agent should have done the research of the market and area before providing you a list price.

Touring Home – One thing most home buyers dislike is having the homeowner follow them around the house when touring the house.  If potential buyer has any questions, they can ask their real estate agent to get the information if she or he does not already know the answer.  Finally, behind the scene communications between seller and buyer has the potential of creating unnecessary problems that may jeopardize the transaction. 

Refusing to negotiate -  During the sales cycle, there normally will be times when buyer and seller need to negotiate.  Refusing to negotiate, tends to lead to the transaction collapsing.  Remember, try to keep communicating, this is only way a transaction has a chance to succeed.  For example, you may agree on sales price, but it may be necessary to negotiate on repairs in order to complete the deal.

Agent’s Advice – Refusing to listen to your real estate agent may result in home taking longer to sell and/or receiving fewer dollars for property.  For example, if he or she recommends to declutter, and/or cleanup, the agent is trying to make the house more saleable.  Normally, the agent will not be requesting updates that is going to incur a large expenditure.   If homeowner refuses to make reasonable updates, then he needs to expect to receive less and probably take longer to sell.
