Nevilles Crossing Homes for Sale in Greeley CO

 

Home sales in Nevilles Crossing have been very slow for the last several years. So far this year, there have been only 2 homes sold - a 4 bedroom 2-story priced at $408,545 and a 5 bedroom ranch-style priced at $490,000. Both of these homes sold earlier in the year - no homes have sold during the last 6 months. Market performance for these two homes was mixed - the less expensive home got an offer in one day, while the other was on the market for 160 days before contract. The sale price/list price ratio for these 2 homes was 95.7%.

Hi Dick -- this is an interesting look at the Nevilles Crossing neighborhood.  You point out the differences in the limited sales so far this year as well as over the last few years.   I'm wondering why builders are not taking advantage of the low inventory by building even more homes(beyond the two under contract).

I learned a lot from your marketing analysis and point of view. So, the "less expensive home got an offer in one day, while the other was on the market for 160 days before contract."

That means the owner of the less expensive home got an offer, sold, and moved on with his/her life without additional mortgage payments, utilities, HOA (if applicable), unexpected maintenance, the stress of having to reduce the sales price because it wasn't selling, inconvenience, etc.

But the other owner had to endure all that and more before contract. 

If I ever have a client wanting to move to your area, I can guarantee, I'd be referring them to you.
