This report displays "closed Sales" results for residential real estate transactions occuring in Onslow County from January 1st 2016 through the end of August 2016, as reported in our area's North Carolina Regional MLS.

Decrease of 308 or Down 11 %

Total Number of Single Family Resales and New Construction Homes “Sold” YTD 8/31/2016

= 2085 (2384 in 2015)

Decrease of 299 or Down 12.5 %    

Total Number of Active Single Family Resales and New Construction Listings = 1550

 

Total Number of New Construction Single Family Homes “Sold” YTD 8/31/2016 = 502 (736 in 2015)

Decrease of 234 or Down 32 %  

Total Number of Active New Construction Single Family Listings = 350

 

Total Number of Resale Single Family Homes“Sold”YTD 8/31/2016 = 1583 (1648 in 2015)

Decrease of 65 or Down 4 %     

Total Number of Active Resale Single Family Listings = 1200

As I have stated previously, the integration of multiple REALTOR associations into one regional MLS has created many duplicate records of sales in the data. These duplicates have created false numbers for categories of sales at the present time.

Additionally, the reported sales in 2015's data also contains many duplicate entries. This means that the comparisons between 2016 and 2015 are not 100% accurate at this time.

We continue to work with the regional MLS to clean up the excess data, and I am confident that it won't be long until we have extremely accurate sales data for the entire region. In the meantime, I will continue to provide this report calculated in the same manner as I have done in the past.
