So much is happening at Potomac Shores it is hard to see past the construction!
I tell my buyers as we enter the community to look past the construction and really take in what the community offers. It is really hard to come close to it any where in Prince William County.
Full disclosure if you are looking for a large flat yard to play a game of football on a Sunday afternoon you may be disappointed in the lots. I can assure you what you do get at Potomac Shores may off set the smaller lots if you give it a chance.
Potomac Shores was built with a vision in mind of home owners knowing their neighbors. The homes are a Tidewater design with outdoor living spaces that are as important as the interiors of the home. You will find a front porch on every home in Potomac Shores and many have back porches as well. I love to walk around the back of the homes some are just as pretty as the front. I love the roof lines of the homes as well as the saturated colors. Once the landscaping starts to mature I think this community is going to be a show place!
As you enter Potomac Shores you will see the New Elementary School under construction on your right it will open in the Fall of 2017 and will be K-8 until the middle school is completed which is expected by 2020.
As you continue through the community you and head past model row and follow the road to the end you will see The Shores Club and Recreation Barns are now open on your left. This will become the heart of the community.
The Event Barn is my favorite for sure and the demonstration kitchen looks like something Joanna Gaines of HGTV or
it was a page out of a Williams and Sonoma Catalog! When I was here taking the picture the first resident party was getting set up for a retirement party. It is such an elegant venue. I can see many weddings, and celebrations happening here.
As you make the turn past The Shores Club at the end of the road you will see a large clearing this is for the Potomac Shores office campus area which is over 60acres and will bring businesses and job opportunities to Potomac Shores. The land is now up for sale by the developer so it will not be long before we see construction happening I am sure. Click here to see more information on the office complex.
As you follow the road out to the bluff overlooking the Potomac River you will see heavy equipment clearing on the left of the Potomac Shores Golf Club. This is the location of the future Pulte town homes many will have a view of the Potomac above the tree tops since this location is at a high point in the community. The information I have learned so far is development of the town home land is being done by Argent Management and they have approval for 161 town homes. No time frame for pre-sales but my best guess is Spring 2017.

A little information you may not know about these these town homes especially if you relocating to Northern Virginia. This location will offer a lifestyle you cannot buy anywhere else in the region. I expect the builder is going to bring a wonderful luxury design in keeping with the upscale feel of the community. There is no word on price but based on the area and what these will offer they could price higher than the entry level single family homes. It would not surprise me in that owners will be in walking distance to a Day to Night Town Center with shopping and dining, a future Five Star hotel, VRE station for commuting to D.C. coming in 2017, a massive office complex for businesses , Jack Nicklus Golf Club and The Shores Club and Event Barns featuring a State of the Art gym and pools which is included in your HOA dues for all homeowners, a future marina not to mention walking trails and a canoe launch.
Wow as a REALTOR and buyer agent I get excited just typing this information because I am confident there is nothing like it around!
In closing it has been my experience that people like you are reading my blog post because maybe you saw the community advertised and are searching Google and are curios what it is all about. If you are just starting the research on Potomac Shores I would like to talk with you. It costs you nothing to have representation to help you decide if this is the community for you. Don't make the mistake of signing in and giving up your right to representation. Virginia is a buyer beware state and the sales representatives s who work for the builder are not licensed and work for the builder not you. They are awesome but again they represent the builder not you.
I cannot tell you how many people tell me at gatherings at Potomac Shores that my blog posts helped them to buy at Potomac Shores and they thought the could buy without an agent. They ended up becoming overwhelmed, frustrated and completely stressed out with the process. If they had only known they would have asked to have help. Don't let that happen to you. Remember "You Don't Know What You Don't Know!" Call me before you visit.
