Braemar Property Values: July-August 2016 (Carriage Series)
The Braemar pools are closed and school is back in season. That means fall is here, though it doesn't quite feel like it yet. Of course, before we know what the fall real estate market in Braemar will yield home sellers, we have yet to look back at the last two months of the summer 2016 market. This particular Braemar Property Value Report will focus on Carriage home sales in July and August. Before we begin, let's start with a definition of a Braemar Carriage home. Braemar Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home. The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.
There were five Braemar Carriage homes that sold between the beginning of July and end of August. Three of the five were Parkdale models--the largest of the Carriage Series. The five sold prices ranged from $319,900 to $447,000. The average of all five gives us our new average value of $397,880 for Braemar Carriage homes. That's an increase of just over 5% since last report and an increase of just over 3% since last year.
If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to be under contract in an average of just over three weeks. You could also expect a buyer to request an average of 1% of the sales price in closing cost help. Some will request more. Some may not ask for any.
The next Braemar Property Value Report will be out in November and will detail sales from September and October.
