August is always one of the top months for transactions to close to make sure that families with children that are still in school are in the school district, and in Oswego, IL it was a great month for sales versus 2015 closed transactions.
We had 71 closed sales in August, 2016 vs only 54 homes sold in 2015! The inventory levels are still a bit low as we go into the fall market. Currently there are 176 active listings, with 15 of those considered "New", 18 with "price changes" and only 3 that are reactivated and back on the market.
We currently have 70 contingent closings or "under contract" and already in September we have 9 in "Pending" status. Hopefully, more of those 70 will turned into "pending" status in September.
Our Year-to-Date is up to 430 as of 8/31/16. In 2015 we had only 385 during the same time period. Limited inventory and continued low interest rates continue to push homebuyers into getting off the fence and buying today!
