Detroit, MI – According to an article on Michigan Radio, last year, over 28,000 properties went on the auction block for the Wayne County Tax Foreclosure Auction. Each year, this event attracts many real estate investors throughout the entire world. Many bargains can be found through buying properties at the Auction, but it is far from being a guaranteed investment. In fact, many people lose money when they buy, because they do not know how to select the right property and determine the right price to buy it. Beginning September 2016, the Smart Detroit Investment group is launching a mentor training program to help real estate investors who are unfamiliar with the auction process and getting good investments.
Smart Detroit Investment owner Shawn Green explains, “Many people hear about the Detroit Auction and think that they can buy all sorts of properties really cheap and get really excited. While they’re sort of right about that, let’s just say that there is a whole lot more to ‘getting it right’ than simply buying a bunch of properties with a low price tag. It’s really easy to buy the wrong properties or buy the right properties for the wrong price. Detroit, in particular, is a peculiar market that offers great opportunities for amazing success and equally amazing failure.”
Through the training program they are launching, they will help potential auction buyers with property evaluation, help analyze the property’s value after repairs, estimate the fair market monthly rental amount, repair quotes to renovate the property to make it appealing to prospective renters, title transfer services ranging from Quit Claim Deed to Full Warranty Deed, and help with emergency property board-up services. Many experience real estate investors make mistakes within each of these steps, but it is even more challenging when buying properties at the Auction, because many of the properties cannot be entered to evaluate the amount of repairs needed.
Green expands, “Between me and my partner here, we’ve bought hundreds of properties through the Auction, and we’ve learned a lot over the years. On top of that, we’re from the City of Detroit. So we have a good handle on what’s happening within the city. We also know that there are plenty of properties that will not sell for much, but they’ll still sell for too much. We can help investors pick the right properties, evaluate them, and help them through the process even after the auction. We understand the rehab process and how to find tenants as well as helping people buy the right properties at the right price. We love helping people get it right!”
“We can’t tell you how many people will buy properties this year for $500, thinking they got a steal. Then they have to deal with it and realize that they paid $500 too much for it. We like to walk people through the process so they don’t become one of these unfortunate investors on the wrong side of this deal.”
Smart Investment Group opened up its Wayne County Tax Foreclosure Auction mentor training program this month. They anticipate enrolling ten (10) investors with up to $500,000 in total investments within this program alone.
