Open Houses

I was wondering how many of you still hold open houses on a regular basis? I have yet to get a good lead from an open house in almost 2 years. I advertise, put out signs, etc., and rarely get any visitors. I am also finding that most of my Sellers don't want to have an open house. Suggestions?

I do open houses. I like open houses. It is important to pick properties that will get good traffic. I put the signs up early Sunday morning, have a sign strip up earlier in the week. I put the house on our company open house list (Columbus best Sunday Open House list.) We don't advertise in the Sunday paper.

I do at least two a month. With it slower I am probably doing three a month now.
