FORGET ABOUT BEING POPULAR IN PHOENIX PROPERTY MANAGEMENT

PHOENIX PROPERTY MANAGEMENTHere we are into another full court press when it comes to Phoenix Property Management. Tenants are paying their rent and requesting repairs at the same time. I was thinking the other day that I will never win a popularity contest being a property manager. Why? Nobody likes a bill collect or one who enforces the rules. Well, this is my job in a nutshell. There are three phases when it comes to Phoenix Real Estate Investing

  1. Acquisition
  2. Rehab
  3. Phoenix Property Management

The first two steps is what I call the "HONEYMOON" phase when it comes to Phoenix Real Estate investing. Money is being spent out to purchase and rehab the property. Now, here comes the hard part Step #3 PHOENIX PROPERTY MANAGEMENT. I would have to admit that most real estate investors under estimate the landlord/tenant relationship. This is where the investor makes CASH-FLOW. I have been receiving many phone calls from Do It Yourself Landlords ready to hand over the property management part of the business. They are tired when it comes to dealing with the tenant.

Phoenix Property Management is set on a 30 day cycle since tenants pay their rent monthly. We always face the following challenges each month

  • Repair requests
  • Hold rent hostage until requested repairs completed
  • No payment of rent
  • HOA violations
  • Tenants skip out of their lease
  • Violation from the lease signed by tenant
  • Collect late fees and other charges to tenant

Nobody likes the bill collector or the person that enforces the rules. However, Phoenix Property Management we thrive in this part of the business. We work for our owners to carry out the terms of the lease. We are the middle person between the owner and tenant. Finally, we do our jobs to the best of our ability. CONCLUSION:

I may never win a popularity contest. However, I never signed up for a popularity contest. I know my tenants will be paying their monthly rent and will be held accountable to their lease each and every month. Furthermore, my owners will receive their monthly CASHFLOW the same month. We will work with tenants that fail to pay rent.

 

Finally, we will be there month after month when it comes to Phoenix Property Management.

Harry, it's a tough job, but someone has to do it. I self-managed my own until moving away from the properties. My experience with the PM has not been positive. They turn a blind eye to needed repairs, I receive rent proceeds late each month, am not informed of late pays, etc. Can you say nightmare? I admire people who can do this job with skill and finesse. Kudos to you for doing a good job!
