This is one neighborhood that has seen some major price improvement over the last year. Sales activity has been fairly good so far this year and with no foreclosures on the market, this neighborhood is holding it's value very well. Actually prices have increased 62% compared to the average sales price in 2015. I know that sounds unbelievable, but it's true.
- Last year the average sales price was $127,500. There were two sales...one was a bank owned home that was extremely under priced for the neighborhood. It was listed at $100,000 and sold for $110,000 due to multiple offers. The other home sold for $145,000 and the MLS stated the house was priced to sell, and it was.
- So far this year four homes have sold with an average selling price of $206,500.

West Ador Subdivision is very popular with buyers. The neighborhood has nice Grand Mesa views, it's low traffic, centrally located to shopping and has nice curb appeal with well built and nicely landscaped homes.
