MESA COUNTY COLORADO REAL ESTATE MARKET UPDATE JULY 2016
Transactions were up 1.83% for July of 2016 versus July 2015 and the July 2016 gross volume was down just over 6% at $104,142,521 versus $110,999,751 for July 2015. Overall, the total YTD volume for 2016 is still up 3.43% over 2015 at $586,261,245. The average residential sales price in July 2016 went down $2,682 to $241,235 and the July median price stayed the same at $208,500. The year to date for July values are $235,205 for the average residential price and $201,000 for the median residential price.
Inventory is low at only 861 active residential listings here on the Western Slope (down from 900 at the time of last month’s report) and our MLS is showing that there are 434 residential listings that are PENDING!
February and March so far have shown the largest increase in volume over the same period last year at +25% and +42%, respectively. Our biggest drop in volume as compared to last year was in June at over 15%. Overall, we are above the 2015 volume YTD, as stated above, at 6.18%.
