MY RENT CHECK IS IN THE MAIL PHOENIX PROPERTY MANAGEMENT

 

PHOENIX PROPERTY MANAGEMENTIt was just another day in Phoenix Property Management. My good friend relates Phoenix Property Management as a "BEAST." Rent cycle happens every thirty days. A lot can happen over a course of thirty days. We have the following scenarios below

  1. Late in rent payment
  2. Requested repairs
  3. Tenants moving out in middle of night
  4. Vandalized vacant home
  5. Tenant evictions

I have been working with this one particular tenant who is two months past due because of personal reasons. The owner directed me to work with her. So, we developed a payment plan in which she did not stick to it. So, we had no choice but to start the eviction process. We filed the eviction papers Phoenix Property Management this past Monday. We make the following attempts to collect rent

  • Follow up phone call
  • Email
  • Five Day Notice to pay in full certified mail
  • Personal visit
  • Offer online payments for tenant ease

So, I received a call from the tenant who informed me that she will have all the money at the court date if not sooner. I recommended her to discuss this with our lawyer. However, we will successfully collect all rent, late fees and legal fees from this tenant in order to move forward in Phoenix Property Management.

It is best to hire a professional Phoenix Property Management person who is able to perform the following when dealing with rentals

  • Advertise and place tenants
  • Collect rents
  • Enforce lease
  • Evict tenants on a need basis as last resort

I love the "check is in the mail" however as more & more property management companies offer payment processing (ACH) what do you think the excuse will be? =)

Hi Harry F. D'Elia - I did property management about 1 million years ago and found it to be the most grueling job I ever had. But there is always a silver lining.  I learned an awful lot about the process.  I agree with you. Get a property management company to handle your property. !! The rent should reflect the fee structure of the PM company and an acceptable cap rate

Harry F. D'Elia, I had one of those tenants last year, what a nightmare. Always a good idea to hire a Property Manager, especially if the landlord is residing outside of the area.
