Listed on Thursday, SOLD on Saturday! The market is really hot in Fountain Hills Arizona for sellers right now. Updated homes don't stay on the market for very long.

Most home buyers want homes that are move in ready and updated especially buyers looking for second homes. Fountain Hills is a big second home market with about 1/3 of our population being snowbirds.

Lat month I met with my clients who wanted to sell their townhome which had really been neglected for several years. There was another townhome for sale in the same subdivison which has been on the market for over a year, so I was concerned that if they did not update theirs, it could take a long time to sell.  After discussing the options and price points of updating and not updating, they agreed to do some improvements. We spent about $10,000 to paint the whole unit, plus the kitchen cabinets and vanities. We replaced carpet, door and cabinet hardware, added granite countertops in the baths, new mirror in the powder room, new toilets, pulled on old linoleum and tiled the bathroom floors, refinished the tubs and surrounding tile, replaced closet doors, changed ceiling fans and light fixtures. It was then professionally cleaned and the windows were washed to make the place sparkle. I then went in and added a few accessories to  stage the place and I have to say it  looked fabulous!! We put it on the market Thursday, $15,000 higher than the other townhome that was listed for sale in the same subdivision and had an accepted offer on Sat.

The point is, updating makes such a difference. We only spent around $10,000 and my sellers will definitely recoup that money when they close escrow. It's especially important to know what updates are going to get you the most bang for your buck! You don't have to spend alot of money on improvements to make a big impact.
