"I Keep Calling but, No One is Answering!" Lead Generation Fails

"Aren't you going to answer your phone?"

I asked my wife while we both were sitting on our dining room table..and her phone was ringing crazee 

"Nope, if is important they will leave a message" 

That was her answer and I was incredulous ..

"You know, I can't do that, I'm in real estate and a missed call for me could be a $10,000 pay check" I said feeling a little important...

She immediately interjected saying. .

"Too bad, but I'm not in real estate and if I don't recognize the number, I never answer my phone--- I just wait for the message" . .

Yeah,, I know I said..

"IF IS IMPORTANT ENOUGH ...THEY LEAVE YOU A MESSAGE" 

Wait a dang minute..

That is my problem with my expireds and FSBO's 

I looked at my numbers on Vulcan 7 and only a tiny fraction answers the phone..most people don't

and the few that answer the phone, half of them are pissed off already. .

Then I started thinking about my own land line phone in my house

I never use that phone for business..

..and we screen every call via our TV...we actually have a caller ID on the screen..if we don't recognize the number, no one in my house will answer it...

We let it go to voicemail. .

"IF IS IMPORTANT ENOUGH ...THEY LEAVE YOU A MESSAGE" 

This is why our numbers of contacts while lead generating are less and less . .everyday 

People do not answer their phones anymore..

where more that 50% of the calls are robocalls, seeking donations, timeshares...congratulations you've won... other realtors....blah blah blah! 

No wonder my lead generation, cold calling, expireds calls are most often being ignored..and we keep calling and calling and calling 

 

So next time, I deducted, we should just leave a voicemail saying that is important they must call us..

like: 

"Hi, this is Fernando, I saw that your house is no longer for sale, I have some "IMPORTANT" questions about your home...can you please call me? "

..and if they call back and they find out that IMPORTANT question is: WOULD YOU LIST WITH ME? 

They will be pissed! 

we are back in the same place 

and that is not good for my business.

There's got to be a better way! 

So I developed a strategy..

one that will force them to analyze FIRST for themselves and conclude if is IMPORTANT enough ....

and then they will call me back..

I wanted to have a chance to overcome their objections so they can agree to connect with me ...

Hmmm. 

How can we possible do this as agents? 

A website? 

Yes, 

But not just any kind of website...

a specific website 

a website that will address their problems immediately and conclude on their own... I'm their only solution...

So how can I introduce them to my website? 

Voicemail..that's how 

But, 

how can I leave a LINK through a voicemail?

Should I say...

Please go my site to www.ReallyNicehomes.com/selling/expireds/plans/saveyoumoney.html to see an IMPORTANT MESSAGE? 

What are the odds they would even do that? 

A POSSIBLE SOLUTION? 

Curiosity...

Curiosity killed the cat and may get me a listing..

So I created a website with our new platform with all the solutions and objection handling messages.

I redirected the website url to a new domain name I purchased from godaddy.com

www.99SOLD.com 

Easy to say

Easy to remember 

and it creates curiosity..when I use it  this way..

I just leave them a message...

"Hi, this is Fernando from 99SOLD.com (I say this very slowly and clearly) 

We would like to feature your home for sale in our website www.99SOLD.com 

Would you please call me back, this is a very "limited" offer. .

my number is ___________

Again, this is Fernando from 9 - 9 S-o-l-d dot- com

Thank you! " 

 

If they are curious...they will be going to 99sold.com 

If they are not. . is because they are not motivated to sell and that's fine with me.

Another problem needed to be solved..

Of course I'm not going to call all the expireds or FSBO's to leave a message one by one..

I'm not that crazy. .and neither have the time. 

of course not!

Enter: Slydial Broadcast and my problem was solved.

I record just one message, I download a CSV file with 200+  telephone numbers from my Vulcan 7 account

and leave 200+ voicemails in under 3 minutes! 

Hoping to instill enough curiosity to go to www.99sold.com 

I did this all last week..

I started testing it..

I warn you, don't do this prior to an appointment..and/or  getting on other type of busy time..

Your phone will be ringing off the hook!

Someone just called me? 

Who's this? 

What do you want?

They all want to know..and I just say..just go to 99sold.com 

This way.. . 

I only get the people that are the MOST IMPORTANT to follow up with ..

the ones that call me back! 

and leave the others for my competition to keep calling and calling and calling ....everyday

"is anyone there?" 

Nope, they are not...

people don't answer the phone anymore like they used to. .
