Photographing the Luxury Home

10 Tips to Make Them Great!

Riata Back

All homes being placed on the market deserve great photography. For the luxury real estate market, there are a few additional things to consider when preparing for those important pictures. It's the little things that truly do make a difference.

  1. Most luxury homes have larger rooms and many with higher ceilings. It will be important to use the proper lens and lighting to capture these features adequately.
  2. Try using different angles to capture unique features. Sometimes just changing the angle for a picture will show something in a better light.
  3. Incorporate night photos for a stunning effect.
  4. Using a drone inside can provide the viewer a completely different perspective of the interior of the home as well as the outside.
  5. Look at each room with a discriminating eye prior to taking the pictures. Hide electric cords, move any item that might detract, and most importantly make sure each room is clutter-free.
  6. Show a room with French doors with one opened as if to invite you in.
  7. Use subtle touches such as a throw, decorative pillow or fresh flowers to make the room pop.
  8. Turn on EVERY light and lamp!
  9. Determine the time of day that the lighting is best and schedule your shots accordingly.
  10. Make sure your photographer is familiar with the property in order to capture all of the features you want to stand out.

Paula, I have to laugh a little bit - I could just envision a drone bouncing off the walls!  But it is a great idea for a photographer who actually knows how to use one!  In fact, this is all good advice.  And for any luxury homes, we should be using professional photographers.

Hi Paula - Great suggestions. I've been very impressed with the effectiveness of indoor drone photography on larger homes - we'll probably give that a try next time we list the right home for it.

Hi Paula- great tips for photographing a luxury home.  Years ago I saw a drone used to photograph a large luxury home.  It was used wisely and enhanced the view of the home.

Good morning Paula McDonald ,

I'm so glad I caught your post on Kathy Streib's "Ah-Ha" moments for the week! You offered great tips for photographing a luxury home. I strongly believe in using a professional photographer for all my listings and can see adding the drone for certain listings wold be worth the time and money.

Excellent photography tips, but I would imagine that the smartest way to go with a luxury home would be hiring a professional.

Paula McDonald, I use the professional photographer for my listings. However, for a luxury home, these are the tips - and we should definitely go with a drone.
