Hi Tony and Suzanne Marriott, Associate Brokers - Our market is not unlike yours.  I find sellers tend to wait until the season kicks off before re-acting.  They should seek you out NOW. At below 90º and below this is the Valley of the Sun's season! Today is supposed to be 88º in PHX.
