Between the beginning of July and end of August there were eleven Braemar townhouses that sold. The high sold price was $335,000 and the low sold price was $273,000. When you average all eleven sales, you come to the new average market value for Braemar townhouses of $294,377. Compared to last report, that means a loss of 3.5% in average value. Compared to last year, it is an uptick in average value of 1/2%. That year to year comparison is showing a stable market value.
If you placed your Braemar townhouse on the market, priced to current conditions, you could expect it to be under contract in an average of just over one week. You could also expect a buyer to request an average of about 1% of the sales price in closing cost help. Not one single Braemar townhouse seller avoided giving closing cost help. They each gave something.
