Do any of my colleagues have insight and experience to share about buying and selling investment condos in Richmond, Calif.?

My client has a work friend who successfully completed a purchase in the $400,000-$500,000 range and is renting it out at $2900 per month. My clients are considering a purchase here too.

While I'm able to do MLS research, I'd love to hear your take on Richmond, Calif. as an investment. Pros, cons, good stories, bad experiences-I'm open to hear it all.
