Horse Property in Utah... Depending on where you want to live, what county you are looking at you may or may not find a lot of options. When someone needs/wants horse property a whole different search has to occur. In Salt Lake County you can not simply look for large lots of land and hope the zoning works. If the area has not been zoned or is not projected to be zoned for large animals you will have to jump through the appropriate hoops during your due diligence period with the city the property is located in. This process is normally never fast. If you happen to stumble across a home/land for sale that is currently zoned to allow horses, double check the CCR's to make sure the listing is correct and be prepared for multiple offers/ bidding wars if the home is priced correctly. Surprisingly there are a lot of people who are looking for this type of home/land.
Now, if you are looking for horse property up in Davis County, Weber County, Morgan County or down in Utah County or over in Tooele County you should have more options. The layout of the land and the cities growth have left a lot of areas with the ability of becoming horse property. There are a lot of homes situated on large acres of land. Even new construction will build on large parcels of land vs in Salt Lake County where builders are putting homes on .08 acre.
Some options when looking for a horse property home:
is it better to have the horses with you (requiring horse property) or boarding the horses? Make sure you check into this too, there are only a few options for boarding horses in Salt Lake County.
are you willing to commute to work so that you can have horse property?
are you willing to have an older home or smaller home so that you can have horse property?
If you find a home with land that is zoned correctly are you able to pay for the improvements necessary to keep your horses with you? a lot of homes with land do not have the barn/corrals and fencing already in place
can you afford to build on land that will fit your needs so that you can have horse property?
most importantly meet with your lender first to see where you are able to purchase (dollar amount) then meet with your agent. This may narrow down your options quickly and help focus the search saving you a lot of time, effort and money.
