Staging a Vacant Home- Do I Have to Stage Every Room?
For those selling a home that they have already moved out of, and considering staging it for a better impression, here's some great advice from Kathy Streib of Delray Beach FL:

Showing potential buyers the possibilities of a home by using furniture, art, and other accessories goes a long way in getting a home sold.
New home builders spare no expense in showcasing their model homes. They know that buyers need to see the walls, windows, doors, and floors as much more than a shell. They need to see it as their future home.
But for the individual seller, even investors, furnishing a whole house can be very expensive.
So, if you have a vacant property, do you have to stage every room?
What most stagers will suggest is that the seller stage the key rooms:
The Kitchen
Primary Living Area
One Dine-in Area
The Master Bedroom
And...we always place soft goods in the Kitchen and Master Bath
It’s always up to the seller...we can stage as much or as many rooms as you wish, or fewer rooms as well. It’s always your call and with your budget in mind.
Some rooms to take into consideration are:
The Bowling Alley Room
We have many of them in South Florida, especially in townhomes and condos. You’ve seen them...a long room off the kitchen...you know it is the living area and eat-in area because there’s no other space for it. But when a buyer sees it, they have no idea where to put everything.
The “What Do You Do With This?” Room
An investor who was remodeling a home had a separate room off of the Master Bedroom. It wasn’t a closet because there was a larger space for it elsewhere.
Some buyers might think of it as a bonus room but it never hurts to suggest the possibilities.
This small room was just off of the Master Bedroom. You can see the 2 doorways into it. We suggested a yoga room or some light exercise equipment.
The Entry
Placing an entry table with a lamp on it, a mirror, or painting sets the mood for the buyer. It also provides a place for brochures and business cards.
The Deck/Patio
Remember, a key selling point for Florida buyers is the ability to enjoy the outdoors the majority of the year. Placing a sitting area or table and chairs goes a long way in showing the buyers how wonderful it would be to enjoy morning coffee or a cocktail on their own deck.
The point in staging a vacant home is to set the mood and show the possibilities of the space.
