What To Expect From a Home Staging Consultation

 

Even though the concept of home staging has been around for many years,what is a staging consultation many still don’t understand what it is and what it can do.

Many think of staging as just placing furnishings in a vacant home.  It gives a buyer an idea of where to put everything...it can help buyers who find it hard to see the possibilities.

However, at the heart of home staging is the staging consultation for occupied homes.

I feel that this can bring the most value to the seller who is living in their home but wants to prepare it for sale and do it in a budget friendly way.

 

 

What to Expect

  1. An honest appraisal of what could be done to help the perceived value of your home by the buyer.

  2. Tips on how to achieve this.

  3. Tips on how to live in your home while it’s for sell.

  4. What to do when your home is being shown

  5. My contact information so you can call me with questions.

  6. Suggestions on where to put things you are editing.

 

 

So, what are some of the items we’ll cover?

Curb Appeal

Buyers begin making up their minds before they even walk through the door, which is why we’ll focus on what they see.

It could be…

Your lawn

What needs to be trimmed

Does anything need pressure cleaned

Can the buyer see the house or is it hidden

Does it need some color

 

Outside Entry

Buyers have a lot of time at the entry as they wait for their agent to gain access.

How is your hardware?

Is the door in need of paint?

What will be the overall impression?

 

Inside Entry

This will determine if your buyer walks around with a “I want to buy this” mindset or a “How quickly can we get out of here?” mindset.

What do they see when they walk in?

In Florida, your patio area is a selling point; are you catching your buyer with this view?

 

Kitchen

This is the hub of the home and can be a make or break area.

Can Buyers  see the counter space?

Are updates necessary to maximize your investment?

 

Each Room

What is the focal point of each room?

Does the room show its purpose?

What needs to be edited or moved to show the room at its best?

 

The patio/deck area

Does it look like a retreat for the buyer?

 

The Garage

Will buyers be able to see that it can hold 2 cars (or 3 if that’s what’s on the MLS)?

What repairs or deferred maintenance needs to be tackled.

These can have an impact on whether or not you receive an offer as well as how much the offer will be.  We offer you a priority list...those items that truly need to be tackled first.


Are their updates that can be made that will help?

We don’t expect you to break the bank, however often there are simple and inexpensive updates that will help you sell your home. Something as easy as replacing the front door hardware and lighting or updating the pulls in your kitchen can be effective.

 

 

If you plan on painting, what is the best color that will highlight your rooms and be the perfect backdrop for your furnishings?

You’d be surprised at the number of clients who expect us to suggest beige (ick).  We take into consideration your existing flooring and furnishings when making our recommendations.

 

 

Will it make a difference?  Every home is unique, as are the eyes of your potential buyers.  What we do is give it the best chance to show the liveability and possibilities to the buyer.

Many Sellers have the misconception tht furniture must be brought into the home all the time.  Sometimes its just a matter of re-arranging some furniture, or moving some furniture from one rooom to another ot adding a fresh coat of paint.   There is not always a cost involved for renting furniture.

Hi Kathy - I was wondering if you could tell us if you charge for that first consultation.  I know, sounds like a dumb question, but as a real estate agent, I guess I'm used to doing a lot of pre-work for no pay.

If so, is it an hourly charge or a set fee? Stagers around here sometimes charge if a longer meeting is necessary, but usually they don't.  I can see the downside - you've just given them a bunch of ideas then they go ahead and implement on their own and you're of luck.

It is interesting that when a professional stager tells sellers the same thing their agent has regarding the home and placement of furniture, accessories, etc.  I don't care whose direction they take, as long as we get the desired outcome!  Few homes would not benefit from a stager's insight.
