When is the best time to sell my home? I get asked this questions all the time.   It can be asked in a variety of ways.  

Should I sell now or later?  The best way to answer this one, I think, is to figure out someones motivation. Are you trying to see if your home can sell for an ideal amount or do you actually need to sell your home?  How serious are you?  What are your plans if can not sell your home?  Depending on how they answer these simple questions will help you determine the answer and their level of motivation. 

Should I wait until the interest rates fall?  That is a catch twenty-two... lower interest rates? maybe lower sales price or higher rates and higher sales price or a mix of either combination.. that we will never know unless we figure out how to have a crystal ball.  We can do our best to guess the rates and if they are predicted to fall or rise, but there is never a guarantee.  Again this comes back to their level of motivation.

Should I wait until spring?  I always ask why spring?  I know everyone has been told spring is the best time to put your home on the market, but really why? The competition is a lot higher in the spring.  I prefer fall and winter myself.  Buyers seem more serious.  There is less competition. Their may be less buyers but the ones that are out looking in a snowstorm normally are motivated way more than someone in the summer that is bored and wants to tour model homes or open houses for fun.

Should I wait until after the holidays?  Again, what benefit is that for you?  Do you need to sell now, then no do not wait.  Are you afraid that the possible showings will stress you out over the holidays? then maybe you should wait. ... but remember the people who are looking at this time of year normally are motivated and need to find somewhere to live.  Work with your agent on showings and availability but do not avoid the holidays simply because your home might be shown during an inconvenient time. Also, feel free to decorate minimally. :)

Should I make improvements first?  Improvements, the most asked question.. replace carpet yes or no, replace counter tops or flooring's, repaint the house, the list is endless.  My suggestion is to work on items that are effecting the homes ability to function correctly like leaky pipes, old electrical, bad roof...then yes repair/replace.  If the paint is last years color more than likely you are ok to leave it.

A clean home goes a long ways.  Work with your agent on what items will get you return on your money and what items are necessary no matter what to complete before listing.

Remember real estate is local.  What a TV show may suggest might not be the truth where you live.  Ask your agent first.  We are here to help.
