What do I need to do to sell my house?  Where do I start? Do I really need to take my pictures down? Do I really need to stain that deck? Do I really need to put the kids' toys away? The answer to all of this is YES

Remove all the clutter from counters, cupboards and cabinets.  If a buyer walks in and sees the counters covered they will think you are short on storage. The same goes for cluttered cabinets, cupboards and closets.  Also, don't forget under the bed.

Clean: Spend time deep cleaning your home.  Wipe down the baseboards, the shutters, the vents and light switches.  Clean your appliances. Wash the rugs, carpets and drapes. Polish your floors. Patch up any holes in the wall including nail holes.  A fresh coat of paint can do wonders.

Make sure all your light bulbs are working.  A burnt out light fixture to a buyer means something is wrong with the electrical.  To a seller it means I need to change the bulb.

Brighten your rooms.  If you have dark rooms, lighten them up with a different paint color, brighter bulbs or more light fixtures.

For the Exterior:  Here are just a few tips and items to consider:

Make sure your downspouts are fastened and not blowing in the breeze.

Clean up the yard, edge the walkways, trim the bushes

Throw stuff away

During the winter make sure ice and snow are removed from walkways

Summer: make sure the lawn if taken care of and watered

Remove the dog/animal presents from the grass

De-clutter any areas and that includes pulling weeds and removing dead plants/trees.

Paint the trim and any exterior areas that need it

make sure you check your handrails for rust *if rusty paint them

Make sure that they are sturdy.

Clean your windows

Garage: remove the clutter and please make sure all doors leading into the home are clean and well taken care of

Take some time to replace the seals around your doors too.  As they walk up they shouldn't be able to see inside before they open the door.

MAKE SURE YOUR KEY WORKS TO LET THE BUYER IN THE FRONT DOOR

Clean up your front entrance.  The front entry is key to a first impression. Make sure it is clean! No Chipped paint, no rusted handrail or missing handrail... Pay attention to the details. You'll be glad you did.
