You Don't Worry Until I tell You To

I am working with a couple that are trying to buy their first home. A expected there are a lot of questions and with each answer additional questions arise.  It's understandable that they would be concerned, but with the process of buying a home, anticipating a problem is not the way to make it flow smoothly.

You Don't Worry Until I tell You To

Yes there is the anxiety of looking for a home. Buyers want a lot, often well beyond their financial abilities. They will ask to see homes that are too expensive for them in the hope that they can lowball the sellers and come away with a steal,  thinking the sellers will have a bit of pity and just give their home way.  That almost never happens.  Needless anxiety.

We will find the home appropriate for their means and hopefully get a contract that all will accept. The inspections will be done and with any luck there will be nothing major uncovered that could jeopardize the deal. If we detail the process and discuss all that is found there is no need to worry.

It's understandable that there will be questions that arise from the reviews done to the financials of the buyers by the underwriters. Again provide the documentation requested and let the process run it's course.

Our job is to guide and teach. If we do it properly then the buyer gets their home and the stress is minimized.

I tell clients that it's my job to do all the worrying for them so they can enjoy buying their house.  If there is a problem I generally tell them who and how it's being solved.  Hiring a great team... attorney, lender, loan officer, inspectors.... can help make this happen

Now that sounds like a good plan Ed Silva There is definitely some stress involved with purchasing a home, but it looking for additional possible scenarios,  should not be one of them.

Educate and have them ready!  Make sure they are prepared:  to look, to make decisions, to act on those decisions, to write the offer, to move quickly if needed, to have all loan elements in place.
