Why Hasn't My Home Sold? "Here's 10 reasons Why."
After seeing people they know, sell there homes in a short time period, Mr. John Seller couldn't figure out why his is still on the market. There are a number of reasons why John's home has not sold. Maybe he needs to focus on these 10 things.
1. Poor Photos - As a seller, he has the right to review the photos and demand better photos from the Agent, or if he took his own photos, they need to be in focus, straight and good lighting. It pays to have a professional take the photos, since almost all Buyers see the photos, before they see the actual home.
2. Home won't Appraise - Sellers have a tendency of wanting to price the home too high, more than the home it will bring. A Real Estate Agent can guide the Seller to the appropriate price range that will bring offers. A Comparative Price Analysis (CMA) will show the Seller, homes in the area that have recently sold that compares to his, giving an indication of where to price the home.
3. Not updated - This is related to reason #2, because, the inside of the home can lose some value, if it is outdated, from the floor coverings, counter-tops, wall coverings to the appliances. By bringing these up to date, it will raise the amount that the Seller can ask for he home.
4. Hard to Find - I'm not talking about the location here. I'm talking about the exposure. It's hard for the Buyers to find homes for sale, if the Agent only puts the home on the MLS. Almost all Buyers search the Internet, so make sure the Real Estate agent puts the Listing on the places where Buyers search.
5. Has Been on the Market too Long - As a Real Estate agent, I have always been hesitant, when seeing a home that has been on the market for a long time. There is a reason that the home has not sold. It could be because of the smell, whether it is from cigarette smoke, mustiness from moisture or from dogs or cats. One of the reasons for the duration of a Listing, is the reluctance from dropping the selling price to where it will be competitive with other homes. Most Buyers are sensitive to the number of days the home has been on the market without offers.
6. Showings do not go well - Distractions can be a problem, especially it the distraction has 4 legs weighs hundreds of pounds and sounds like he is hungry. Other reasons for a bad showing, are worn and stained carpeting, or the seller is a hoarder and you can't see the home for the junk lining the walls. If the windows are stained from cigarette smoke, the light may be dim, giving a negative look to the home.
7. Home is Not Available for Showings - Even though a Buyer may like the looks of a Listing, they will go on to their next home, if they can't see this one when they want. If the Seller restricts showings to special hours and days, it will lengthen the amount of the time on the market. (See #5)
8. No Heat or Power - Sometimes the Seller has moved from the home before listing it, so it is vacant to the Buyers. By turning off the electricity and heat, the Buyers will not take as much time to take a good look at the home. Especially if the home has a basement, the Buyer loses interest when they have to use a flashlight to see. In the cooler months, Buyers will make a quick exit to find warmth elsewhere, like the next house.
9. Fred Sanford lives next door- You know Fred. His property looks like a junkyard and may have old cars up on blocks, car engines, Their yard looks like it hasn't been mowed all season, because they would have to move the junk.
