Why Did The Eastvale CA Listing Expire?

Eastvale CA has just been voted the #1 Best City in California to live , according to Money Magazine. This is quite an accomplishment for a city that is only six years old. It officially became a city October 1, 2010. After the announcement last week, our phone has just been ringing off the hook. We have investors looking to invest, buyers looking to relocate and prospective tenants looking to move to the area.
Our inventory is already quite limited to start with, however, now they are just flying off the shelves.
This brings me to my topic. Why was there an expired listing on the MLS this morning? I looked at the listing, and it was priced correctly. The location was OK; photos were OK...what happened?
Then I did a search to try to find out how many listings were expired just within the last month. To my surprise, 14 properties were expired.
Why?
The following were some of the major mistakes that I discovered from their listing agent.
1. The listing was NOT priced correctly from the start. Buyers are smart. They know their market. Once a property is listed with a price above its market value, buyers lose interest and typically won't even tour the property.
2. Showing availability. Is appointment required to view the property? Are you requesting 24 hours prior appointment? Is there a lock box for ease of showing?
3. Photos. A listing agent must sell your property to a potential buyer even before they step foot into the house. The photos must capture buyers interest even before they pick up the phone to request a tour. Use a professional photographer to showcase the listing.
4. Is the house staged? Are the photos only showing 4 walls? How is the listing agent distinguishing their listing from the rest of the pack? The Eastvale Team always uses the service of a LOCAL stager. Houses sell much sooner than the average days on the market in Eastvale.
5. Location. Is the house marketed according to its location? How close is it to the fwy? Is it next to a park? Does the house back to a major street? Does the property face a T intersection? There is a buyer for every house. However, it must be priced correctly.
6. Does your listing agent answer the phone? Surprisingly, many agents still don't answer their phone. The buyer's agent typically likes to contact the listing agent to find our more about the property before they submit offers. That phone call might be the difference between receiving a good offer or an offer over asking or even a low ball offer that will not be looked at.
Yes, as a local agent I saw many errors that were apparent from the expired listing. For the listing that expired today....it was listed $30k over the market value. The listing agent did a disservice to the seller by accepting a listing over the market value.
