Looking More Like a "Normal" Market for Camas WA Home Sales in August 2016

Relative to the brisk pace of sales for the rest of Clark County WA Home Sales in Camas WA have looked more like a more normal market profile, with the price-rise not too brisk. Here are some of the August 2016 highlights:

  • Prices Indexes are moving slower in the positive direction, with the 3-Month Moving Average Up 1.04% ; while the 12-Month Moving Average went up 5.11% for the same time-period.
     
  • The Inventory level for Resale Homes moved up to 2.7 Months - compared to 1.8 Months available in neighboring Vancouver WA.  
     
  • Approximately 46 Resale Homes closed in August 2016, compared to 71 Sold in August 2015; clearly a big change, although last year's result was the highest sales number seen in many years for one month. 
     
  • REO/Bank Owned property sales were 1 units (2.2% of total); no change from 1 (1.4%) in 2015. 
     
  • Short Sale /Pre-Foreclosure property sales were 1 unit (2.2% of total); no-change from 1 (1.4%) in 2015.

The current short-term Average Sales Price for a Home in Camas is now about $120,000 higher than the same measurement for Vancouver. This price "hurdle" is likely causing many home buyers to end up with a purchase in the less-expensive neighboring area. 

The Distressed Property category (Foreclosures and Short Sales) are both showing very low-levels of activity.  This is truly a big change from a short 4 years ago!

Both trend-lines shown above are clear that the summer sales season for Camas is nowhere near as strong as it was in 2015. Clark County results are also "flattening" but, have not shown the decrease yet like we see here.

Another sign of change is that the short-term Average Price peaked in the Spring instead of peaking in July or August, as shown below.

The top chart shows how June was strong for Closings however, both July and August look like the Winter season months! 

The second graph shows how Closed prices are not showing much upward momentum.

The final graph shows the Average and Median Days on Market (DOM), and that the pace of sales Slowed considerably for August.
