September 2016 Real Estate Market Results in Canyon Creek
Fourth Quarter is here and you’re wondering if it is the right time to sell or buy a home? The answer is definitely yes! Austin’s economy continues to swell because of jobs, jobs, jobs. Newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

As of October 1, 2016 there are 7 resale homes in Canyon Creek priced from a low of $419,900 to a high of $599,000. There is a 1 month supply of homes thus Canyon Creek enjoys a true seller’s market. Homes Sales in September 2016
There were 7 closed homes in the Canyon Creek Subdivision in September up 600% from August 2015. Sold homes enjoyed a 98.7 % List to Sell Ratio and the days on market were up 33% compared to August 2015. Numbers don’t always tell the whole story: In 2015 more homes closed in August and ended up with few pending homes so only one home closed in September of 2015. It was a smaller home that received multiple offers.

Canyon Creek Real Estate Summary
Bottom line: September 2016 home sales in Canyon Creek were up from September 2015 , the average sold price in September 2016 increased by 29% and the sold price/square foot was up 5%! Why? Buyers purchased larger homes after price reductions and quickly took advantage of the re-pricing. 2015 was a good year and 2016 looks like fewer home sales, with higher prices and longer days on market.
The 9 homes currently under contract show the number of days on market to be shorter as realistic seller’s price and stage their homes to be competitive and are receiving offers! However the 7 active listings are showing longer days on market as some sellers “ego” priced their homes. Buyers are too savvy to be taken in. We have a seller’s market..not a “stupid” market.
