There's No Substitute For Walking Through The Home

If you're going to build a Cincinnati patio home, one of the most critical decisions you'll make is floor plan choice.  It's difficult to change once it's done, so it's best to spend the right amount of effort into making this decision.  No different than buying a resale home, there is no substitute for walking through a home.

While technology has made great strides in allowing you to virtually visit homes without ever pulling up to the curb, walking through the door is still the best way to get a feel for is THIS the right home for me. 

A home isn't just about square footage, but the size is still an important factor.

Are the key elements arranged the way you want to live?  Do you prefer the kitchen to be part of the main open area, or a bit more separate?

Do you have people with different sleeping patterns?  We see homes with vaulted ceilings and open areas between the master bedroom and the master bath.  Will the noise & light come over that wall?

Do you want a split style layout with the master on one side of the home or the other?

Once you answer these questions and more, it's time to try to get your feet & eyes on the inside of your desired floor plan.

This may involve visiting more than one community as most patio home builders may only have one (or none) model homes.  With luck, they'll have either the finished version of your desired home, or one under construction and close to being finished so you can visit.

Stepping in the door is where you find out if your assumptions jive with the reality of that floor plan.  And keep your options open, another floor plan that might not have seemed a good fit on paper may just be perfect when you visit a real home!

That has been the most difficult thing for me and goes against my nature... but with out last house and my office there was no "walk through" and with both of course there are things I wish I'd designed differently. And here I am starting to think about the process again. Hopefully I can get Roni (our draftsman) to grasp the things I know I want to improve upon before we build again.  And I will be snagging a few ideas from my mom and dad's design and build 5 years ago too.

Anita, I just had a buyer completely switch floor plans because after walking through the one that on paper was a no go, she found it to be the better fit after all.
