Why Do I Have To Stage My Home If Homes Are Selling?

This is good advice! 

I just put in an offer for a buyer that was accepted on Day 1 of the listing.  The seller thought they priced the home too low because of all the activity.  The listing agent premarketed the home and I was able to send info to my buyer in advance. 

The home was perfect for the buyer and that is why they put in a clean, full price offer, closing exactly when the seller wanted to close. 

The home was clean, neat, staged to be inviting to buyers and marketed well before the listing hit the MLS. 

Maintenance is also key.  Homes that are maintened well, decluttered, and well priced get buyers moving!

“I keep hearing that inventory is low, so why do I have to stage my home?”

 

The other day, a seller contacted me after being told to call me by her agent.  And, that is what she asked me.

It’s easy to see why some people might think this however even home staging tipsmore than ever, the condition of your home...how it looks...its perceived value... play a very important part in a buyer’s willingness to commit to buying it.

What’s changed?

1.Buyers have been educated.

In the last dozen years, there have been more programs on cable television showing all viewers what a home for sale should look like.

Everyone espouses the mantra of “decluttering and remove all personal items.”  

The bar has been set high and simply painting the walls white and cleaning it aren’t enough.

2.Today’s buyer is not who we were.

home for saleIt’s not just a millennial thing.  Young and old...we’ve all seen what can happen when the housing market heads south.

Younger buyers witnessed what their parents went through, and older ones actually went through it.

Buyers have to see the value in a particular property.

It’s not enough to buy anything because all real estate is a good investment.

3.We’re not as flush!

It’s been a tough road for many, so any funds for a new home may be limited and/or hard won.  Buyers will be more attracted to the value in buying a home that is in good condition, with little or no repairs or updates to be made.  

Homes that appear cramped or crowded, dark or depressing, and lacking in space make a buyer have to look at their calculator a lot harder.

Again...they need to see the value in what they’re buying.

4.Some don’t want to make their whole life revolve around their home.

Younger buyers don’t want to spend their free time and extra money on doing what many of us have done.  They have other things to do in life (and yes, paying off student loans could be one of them)

And for the seasoned buyer, they’ve had enough.  It’s time to enjoy life.  A nice home will be part of it, but not everything.

So with home inventory at a low, do you still think it’s not necessary to stage your home?

Thank you Dee Toohey  Staging can really help a buyer visualize themselves in a home. Not too much staging though to make home appear as large as possible helps.
