September 2016 saw a marked slow down for the Anthem real estate market. Home sales were down 16% versus August 2016, up 11% over September 2015. Most notably the average sale price decreased by 7% from August and declined 5% year over year. In addition, the average price per square foot dropped 5% against August and 5% year over year as well. The average days on market is the same as August and down 9% year over year, and the inventory of homes on the market is at 2.93 month’s supply, signifying a shift to a balanced market, neither favoring seller nor buyers. Even the 12 month moving average, $310,190 is only up 2% from last year. The number of homes currently on the market is 191, and the number of homes currently under contract is 99.
