1. You hire an agent who is un-familiar with area home values. The result is your home does not sell because it is over priced.

2. You wonder why no one is coming to see your home and find the answer is your agents marketing plan is a sign in the front yard and placing it in MLS. No ads, no online presence and the only MLS picture is a crooked one of your front door.

3. You wonder why you have so many showings but each seem to run out of your home as fast as they get there. It may be tome to change that litter box.

4. You insist on staying home for showings. You followed the buyer every where they went. You snickered when they said how much they love the neighborhood. You told them without them asking why your moving, how crazy the neighbors are and that you cant wait to get out of there. You told him everything that broke that you could not quite fix correctly. You made noises when they opened a closet door and you turned the lights off as they were looking.

5. One of the best features of your home is your pool, but yet it is green, and is that a frog?

6. You hire your friend Susie's aunt who sells real estate part time to list your home. 6 months later you wonder why it has not sold.

7. You are ready to buy a home and try to do it yourself. You pay more, you skip the inspections and buy an over priced home needing work, none of which you can fix.

8. Your co-workers friends wife works in real estate. You hire them to sell your home. She tells you to go look at homes yourself and call her when you find one.

9. You hire a discount broker to save money. They price your home real low, buyers offer even lower prices and your home sells quickly. Your neighbor asks you what you sold it for and it it turns out to be $36,000 less you could have got, way to save that $5000 commission.

10. You made it this far, you read the top 9. All the scenarios are things that others suffered through. Some are funny, some ae sad, but all have a lesson.

You can sure learn from the mistakes of the past. It does not take magic to get your house sold, it takes a GOOD agent letting the seller know what to expect, and what they need to do to get the home sold. offer accepted. I think the scariest part of real estate, Scott Godzyk ... is that there is an endless supply of free information, assistance, and communication methods available to today's Buyers (and Sellers) ... yet a large percentage are uneducated or poorly informed when they enter the process.  Too few are inquisitive ...
