Oh.My.Heck!
"Thank goodness for friends" is all I can say about my first time taking a listing.

I had been in the Mortgage Lending side of the Real Estate transaction for nearly 30 years. I had developed many Realtor relationships, I knew the contracts like the back of my hand, I understood the timelines, process and procedures. When I decided it was time to leave the corporate world and start something new, Real Estate seemed like the most logical move.
During the first year after receiving my license, I was learning and earning by being a Transaction Coordinator for several of the Agents in the Brokerage I worked under. I had been involved in over 100 transactions and was lucky enought to be able to sit in on a few listing appointments as well. I thought I was pretty prepared.
When I got the call from my friends to list their home, I was thrilled. My Broker asked if I needed any help and I responded with a strong "No, I got this". I printed out the proper paperwork, highlighed the spots that needed to be signed and initialed. Packaged it all together in a nice folder with my card tucked inside.
When I showed up at the house, the fist thing they asked was "how much do you think we can sell this place for"?
YIKES, there was silence.... 
Oh.My.Heck! I hadn't even given it a thought. When I prepared listings for the Agents in my office, they had me leave the price line blank and filled it out at the appointment. Talk about embarressed! I know I turned 50 shades of red.
Having been in Sales for my entire adult life and working in the Corporate world, the perverbial "thank you for asking that question" popped out of mouth. I told them my laptop was in my car and we could look up comparables together.
I am sooothankful they were friends. We came up with a good price, sold the home, they bought another one and I learned another lesson.
I never stop learning and that is just another reason that I love this business.
