It is an interesting dynamic to be a part of these Real Estate transactions. When nothing is brewing and an agent is between transactions, time is perceived as crawling and not acting on our best behalf's. When in a transaction, time is of the essence and one must move with a purpose not only for their own sake but for fiduciary sake too
I DON'T SEE IT MOVING
Real Estate does not really move as we use the word literally. Agents, principals and other professional assistants make it take on different identities safely & effectively and it involves large amounts of money and remains a life changing event for all as well. We move and Real Estate answers in place
WHEN WILL SOMETHING HAPPEN?
People usually wait for something to happen in Real Estate for some reason when in fact it is people that make things happen. If wanting to either assist a buyer or a seller, an agent stands ready to activate all the procedures necessary. Its like anything of value. It needs prompting and direction to fruition
EXPERIENCE HELPS
Be weary of layman telling you what to do or giving you the impression that it can be done easily. Yes, it involves some predictable steps, some not & some far reaching if not handled in the moment or in the times to come correctly. To this day, I double check everything even with all my years of experience
FOUR YEARS HAVE TO PASS
Remember, in California, the Statute of Limitations runs four years in the event a buyer, seller or another gets injured in the Real Estate process. What can happen you ask? I would need to write a book to thoroughly explain it all. Even if I did, you would have to understand it, wield it & still make it work
FREE MEDICAL SURGERY ADVICE?
Even if a doctor explained to me how he was going to remove a tonsil, appendix or a scar tissue, I would hear him & maybe even have an intelligent question or two but there is so much to know before, during and after that even writing it down or putting it into an app would not help one bit. Same for R.E.
REAL ESTATE DISPUTES
It may interest many to know that the Bureau of Real Estate is swamped with complaints, the local Realtor boards hear grievance and professional standards complaints frequently and the courts are clogged with disputes and claims. This should not shock anyone and here is why...
THE PLAYERS
Have you see some of the Real Estate documents involved in a transaction? Pages of legal size small print legal jargon & court language that everyone agrees to but when things go wrong, sue over it all. That should remind everyone that the main focus is on the players and not the paperwork in that order
SIGN & INITIAL HERE
Yes, it is required by laws for Real Estate transactions to be in writing and they are. But by whom? Agents are not attorneys but the experienced ones can and do know how to take the known paperwork and put it to work leading to a successful result every time. These docs remain potent & accurate
FIRST TIME---ONLY TIME
It is important to find an experienced agent and not trust this type of business dealing to someone who has not done a few or does not have a high confidence level. Remember: Real Estate is not a do over type opportunity. It has to work well first time around or much regret, hard costs & feelings will follow
HEY REAL ESTATE!
I met a kindly old woman the other day who was asking me how to get into Real Estate. She saw how easy I made it seem and wanted in. Why do you want to do Real Estate sez I? Well, she finds it fascinating and wants something to do and of course the money! I laughed out loud...
LOOKS EASY ENOUGH?
You need lots of experience to enter into this field and the money is not what you think it is. Feast or famine makes itself known and it doesn't care who you are. Meanwhile, what about your clients? Do you think they want to be used as a learning curve experiment? Too high stakes for that.
BROKER SUPERVISION
For those starting out, I apologize in advance if it seems that I am saying you shouldn't be doing Real Estate. You could and you should, but under the strict supervision of a good Real Estate Broker that can insure and guarantee a specific outcome. Finding a good Broker is a task in itself too
REGULATION SPEED
Real Estate attracts so many people for all the different reasons. It is interesting to note that in its start-up history, way back when, at some point, it needed to be regulated. To imagine what it was like, just review the ethics codes, business & professions code and standard of practices. People were not doing any of this but to the contrary, they were doing the opposite of it or not at all
REAL ESTATE SPEED
Real Estate: When wanting to get into it, a slow and cautious speed that builds up as it goes is prudent. Then, one must learn to move with a purpose and finally run with the best of them or be left behind. When wanting to sell, setting the pace in advance sets up the response to come quite well
Knowing when to & when not to... is what Real Estate speed is all about
