Nestled in the hills of northwest Austin is a small boutique community located just behind the Hudson Bend Middle School called Maravilla. The neighborhood features around 80 homes, mostly Spanish or Mediterranean in style but each home is completely unique. As you meander around the community you'll notice private courtyards on the front of the homes with exquisite native landscaping and cascading fountains behind intricate iron or wooden gates. Behind the courtyard doors you will find residents enjoying their morning coffee or evening glass of wine in peaceful seclusion.
You'll also find homes with lushly landscaped pools or third floor balconies and some even have separate guest casitas for family and friends to enjoy an extended stay with the utmost privacy. Many homes also feature large patios and 2nd floor decks that run the expanse of the home.
Many homes in the neighborhood range between $400,000-$600,000 for single or two story houses mostly built around 2005. And this community has no HOA, preferring instead to ask for a voluntary $200 year per home fund for keeping the shared areas and drainage manicured and looking smart. The tax rate in the neighborhood is 2.1%.
Currently, there are two homes for sale in Maravilla and there are also few lots left available for to build on.
Located in the highly sought after Lake Travis ISD, your middle school students will have a short walk to Hudson Bend middle school.
